ROOKER Starts Construction of Class-A Speculative Industrial Facility in Jacksonville, Florida. ROOKER has begun construction of a 155,820-square-foot, Class-A, speculative industrial facility in Perimeter West Industrial Park in Jacksonville, FL. Construction of the building will complete by December 1, 2019. The facility is located at 4345 Perimeter Industrial Pkwy N in Jacksonville, Florida. The Perimeter West building is available for lease or purchase, and can accommodate tenants as small as 45,150 square feet. It is designed to accommodate companies in the warehousing, distribution and light manufacturing sectors.

“We’ve been looking to invest in the Jacksonville market for some time, so we’re excited to be under construction,” said John Rooker, CEO of ROOKER. “Jacksonville is experiencing strong population growth and job growth. We expect that our investments in Perimeter West will result in the creation of new jobs and an expanded tax base, which will benefit the local Jacksonville community. We also believe we have a unique offering for tenants. Perimeter West is a central location in the market’s largest submarket with access that is second to none.”

ROOKER acquired the remaining 39 acres of undeveloped land within the Class-A Perimeter West Industrial Park in October 2018. The land acquisition included three industrial-zoned parcels and one retail-zoned land parcel. ROOKER is currently grading all of the remaining industrial-zoned acreage, in addition to constructing the 155,820-square-foot spec building. The other two industrial-zoned parcels are available for build-to-suits up to 250,000 square feet. Volkswagen, Cardinal Health and Unifirst are existing tenants within the Perimeter West Industrial Park. The ROOKER project team includes Tetra Tech (civil engineer), Plateau Excavation (site work contractor), Pieper O’Brien Herr Architects, and FCL Builders (general contractor).
