GWINNETT PROGRESS CENTER
BUSINESS PARK

Gwinnett Progress Center location

MASTER-PLANNED DEVELOPMENT WITH LIMITED LAND AVAILABILITY

Initially developed in 1987 through Gwinnett Associates L.P., Gwinnett Progress Center is the second largest business park in Metro-Atlanta. Gwinnett Progress Center encompasses almost 1,500 acres, but only 250 acres remain for future development or sale.

Gwinnett Progress Center is set in the heart of Georgia’s high-tech area. Ideally located just off I-85 on GA Hwy 316, Gwinnett Progress Center is easily accessible to Metro Atlanta and the northern business districts. I-85 traverses southwest and northeast throughout the state, connecting Georgia to both the Southern Gulf states and the Mid-Atlantic states. Highway 316 runs horizontally across Georgia, connecting I-85 to Athens and the eastern half of the state. The park’s location places it eight minutes east of I-85, eighteen minutes from I-285 (Atlanta’s perimeter highway), and thirty-five minutes from downtown Atlanta.

In addition to its immediate access to ground transportation, the site is across Highway 316 from the Gwinnett County Airport - Briscoe Field. This corporate air facility includes a 6,000-foot runway, ILS, air traffic control tower and two FBO’s. CSX Railroad also serves the park.

The Northeast submarket has very little remaining land suitable for competitive commercial development. Most of the land has been developed with office, business parks, industrial, retail, and single and multi-family uses. The limited supply of land creates a unique barrier to entry into the submarket for other industrial developers, and this enhances the investment opportunity afforded by Gwinnett Progress Center.

GWINNETT COUNTY – ONE OF THE FASTEST GROWING IN THE U.S.

Gwinnett County is one of the fastest growing counties in the United States experiencing unprecedented employment and residential growth within the past 30 years. Much of its growth is due to the business-friendly environment and a lower cost of living than other Atlanta counties.

Regional, national, as well as international companies make their home in Gwinnett County and within the I-85 Corridor. With such companies as Lucent Technologies, Ciba Vision, and Motorola Energy Products located within this area, it is quickly earning a reputation as a High-Tech Business Corridor and major distribution area. The Gwinnett Progress Center itself is home to many widely known and highly successful businesses. Publix leads the users located within Gwinnett Progress Center with a 1.7 million square foot warehouse/distribution facility.

Other companies with a presence in the park are Frito-Lay, Kyodo America, Eastman Kodak, Citi Group, Home Depot, Weyerhaeuser, Ricoh Electronics, Cintas, National Scientific and Anitox Corporation.
